we have been very active in finding and accommodating professional

us. Many large companies in the area we cover are regularly updated
with property details from one-bedroom apartments to five bedrooms
detached houses. These companies welcome the opportunity of having
a kind of "Relocation Guide" to transport senior personnel and their
families around several properties within a given area, advising
of local facilities, schools, golf courses etc. covering virtually
every possible need and requirement. Letting property on this level
is more than just selling bricks and mortar, it is understanding
the need and filling it.
Many companies are happy to pay for this service by way
of a generous monthly rental on the property which is passed on
to the landlord less our monthly fee. The result is that everybody
benefits from our efforts.
With "Buy to Let" We endeavour to find
a property for sale that offers a suitable financial yield when
let. Our most recent success in this field .Was a four bedroom detached
house located near the town in Aylesbury. The owner now enjoys a
10 .2 % return on his investment based on a twelve month let.
What do we mean by Managed Property (what
do you get for your money)?
As suitable tenants are found for your property from our register,
we obtain references and credit check. Arrange and coordinate the
new tenants occupation and vacation of the property and advise the
services( gas electricity water etc). Property assessment and legal
documentation including the Assured shorthold tenancy agreement
and section 21. A full inventory is also included in the fee.
We monitor the property throughout the tenancy to ensure
it is maintained in the required standard and deal with any necessary
repairs subject to landlord's approval. Monthly rent is collected
and paid into your bank account minus our fee, we send you a monthly
detailed statement. No hassle, no worry, no involvement, just money
into your bank account.
We also operate a "Let Only" service for those
landlords who wish to manage their property themselves, this means
we find a suitable tenant, obtain references, credit check, property
assessment and all documentation.
